To become a licensed home inspector in New Jersey, applicants must complete 140 hours of approved education, including 40 hours of hands-on field training, and pass the National Home Inspector Exam (NHIE).
The state requires training that covers building systems, structural components, electrical, plumbing, HVAC, roofing, moisture issues, reporting methods, and New Jersey’s Standards of Practice.

Course Format & Schedule
NIHI offers a flexible LIVE virtual classroom format designed to accommodate working adults, career changers, and those entering the home inspection field for the first time.
Classes for the New Jersey Home Inspector Licensing Program meet Monday through Thursday, 6:00 PM – 9:30 PM, and are taught in real time by licensed home inspectors with extensive industry experience. Students participate in discussions, ask questions, review real inspection scenarios, and follow a structured, exam-focused curriculum.
After completing the classroom portion, students begin 40 hours of field training, which include supervised inspections on real residential properties. This hands-on experience allows students to apply what they’ve learned and develop practical skills before taking the NHIE.
