The National Institute of Home Inspection (NIHI) Certified Inspector Program provides individuals working in the home inspection industry with a Certified Inspector designation as verification of having met the following minimum qualifications:
Submission of application and applicable
Completion of formal NIHI Online or Classroom Training Program (or approved equivalent with documentation provided).
Satisfactory completion of a comprehensive Home Inspector Exam (NIHI Exam, NHIE or other approved industry recognized exam with documentation provided).
Compliance with the ASHI® Standard of Practice or other industry recognized or locally mandated standards and ethical business practices.
Submission of list of fifty (50) completed full home inspection with associated inspection reports. Qualifying inspections can include training practice inspections (up to fifteen), attendance at home inspections with an experienced inspector, and fee paid inspections conducted by the inspector.
Satisfactory completion of a review of two industry-standards compliant inspection reports by NIHI staff or a NIHl-approved supervising inspector, with feedback provided to the inspector.
Submission of a certificate confirming a current Professional Liability (E&O) Insurance policy.
Submission of affidavit agreeing to comply with the NIHI Code of Conduct.
Completion of annual Re-certification Test for continued certification.
Note: NIHI has the sole right to make a determination as to whether an applicant meets the program requirements and competencies. Only individuals who have successfully fulfilled the requirements and receive documentation of certification can promote themselves as a NIHI Certified Inspector.
NIHI Code of Conduct
- NIHI Certified Inspectors will always conduct their inspections in a professional ethical manner with full respect and good faith to all parties involved in the inspection.
- NIHI Certified Inspectors will utilize and comply with industry recognized or applicable mandated standards of practice and ethical business practices.
- NIHI Certified Inspectors will inform their clients of the scope and general limitations of a home inspection.
- NIHI Certified Inspectors will provide an objective opinion on the physical condition of the inspected elements of the property as of the date of inspection.
- NIHI Certified Inspectors will not make any determination regarding the value of a property or make recommendations regarding the purchase of a property.
- NIHI Certified Inspectors will provide a written inspection report to their clients, with report distribution only as requested by client, or as required by law.
- NIHI Certified Inspectors will not perform inspections on properties in which they have any direct or indirect financial interest, current or contemplated.
- NIHI Certified Inspectors will participate in the institute’s continuing educational program and annual re-certification requirements.
